YOUR NEXT OPPORTUNITY:
We are seeking a Senior Manager, Corporate Real Estate - Project Management Office (PMO) to build and lead the project and transaction management framework for a diverse and geographically dispersed corporate real estate portfolio.
The portfolio consists of approximately 70 locations totaling nearly 8 million square feet, including corporate and regional offices, operational and field support facilities, warehouses, manufacturing facilities, and other specialized spaces supporting the company's workforce and operations.
This role will establish the governance, standards, tools, processes, and reporting required to consistently manage real estate transactions and capital projects across the portfolio. The Senior Manager will oversee activities across the real estate lifecycle from business requirements, site selection and transaction execution through design, construction, commissioning, closeout, and transition to operations.
Working closely with Corporate Real Estate leadership and cross-functional partners, this individual will provide portfolio-level visibility into transactions, projects, schedules, budgets, risks, and performance, while ensuring initiatives are delivered consistently and in alignment with business requirements.
WHAT YOU'LL DO:
Key Responsibilities
PMO Development & Governance
Build and implement a scalable Corporate Real Estate PMO, including governance, delivery standards, processes, tools, templates, and decision rights.
Establish consistent lifecycle processes spanning real estate transactions, capital planning, project initiation, design, construction, commissioning, turnover, and closeout.
Develop approval processes, reporting standards, and escalation protocols appropriate to the size, complexity, and risk of each initiative.
Drive adoption of consistent project and transaction management practices and continuously improve the PMO based on performance and lessons learned.
Transactions & Portfolio Execution
Partner with the Director of Strategy & Operations to execute real estate transactions aligned with the company's portfolio strategy and business requirements.
Manage transaction workstreams including requirements development, site selection, market evaluations, due diligence, financial analysis, approvals, lease negotiations, renewals, expansions, relocations, acquisitions, and dispositions.
Coordinate external brokerage, legal, design, construction, and other partners throughout the transaction process.
Develop and maintain transaction schedules, decision milestones, critical dates, financial analyses, and approval documentation.
Ensure effective transition from transaction execution into project delivery, occupancy, and ongoing operations.
Maintain portfolio-level visibility into active and upcoming transactions, key milestones, risks, dependencies, and required decisions.
Capital Planning & Project Delivery
Develop and maintain an integrated view of approved, planned, and potential capital projects across the portfolio.
Partner with Corporate Real Estate leadership and Finance on annual and long-range capital planning, prioritization, forecasting, and resource allocation.
Provide owner-side oversight of projects ranging from office improvements and renovations to operational, warehouse, manufacturing, and specialized facilities.
Oversee external project managers, architects, engineers, general contractors, consultants, and other delivery partners.
Establish consistent practices for scope, cost, schedule, change control, risk, quality, commissioning, and project closeout.
Support or directly lead high-priority, complex, or business-critical projects when needed.
Financial & Performance Management
Partner with Finance to establish consistent budgeting, forecasting, accrual, and financial reporting practices for transactions and capital projects.
Monitor performance against approved budgets, schedules, and business cases and proactively identify variances, risks, and corrective actions.
Establish PMO KPIs covering cost, schedule, quality, safety, forecasting accuracy, transaction performance, and stakeholder satisfaction.
Develop executive-level dashboards and reporting that provide clear visibility into transaction and project portfolio health.
Vendor & Partner Management
Establish expectations, scopes of work, and performance standards for brokerage, project management, design, construction, and consulting partners.
Partner with Procurement on sourcing strategies, RFPs, vendor selection, contracting, and commercial negotiations.
Develop scalable delivery models and preferred partner strategies that improve consistency, speed, quality, and cost effectiveness.
Drive accountability through performance reviews, scorecards, reporting, and continuous improvement.
Leadership & Collaboration
Lead and manage external project management, design, construction, brokerage, and consulting partners, with the potential to build and lead internal resources as the Corporate Real Estate organization and PMO capability evolve.
Serve as a key advisor to Corporate Real Estate leadership on transaction execution, capital planning, project performance, delivery risks, and investment priorities.
Partner closely with Portfolio Strategy & Operations, Facilities Management, Finance, HR, Procurement, Legal, IT, Security, Operations, and business leadership.
Bring structure and discipline to complex, cross-functional initiatives and drive alignment around scope, priorities, decisions, and accountability.
Promote a culture of safety, transparency, accountability, and continuous improvement across the project and transaction delivery organization.
WHAT YOU BRING TO US:
Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, Business, or a related field.
12+ years of progressive experience in corporate real estate, project management, construction management, transactions, capital program management, or a related field.
Demonstrated experience managing multiple capital projects and/or real estate transactions across a multi-site portfolio.
Strong knowledge of the real estate lifecycle, including transactions, due diligence, planning, design, procurement, construction, commissioning, turnover, and closeout.
Experience with project and transaction budgeting, financial analysis, forecasting, cost control, scheduling, risk management, and executive reporting.
Demonstrated experience managing brokerage partners, external project managers, architects, engineers, contractors, and consultants.
Strong analytical, communication, stakeholder-management, and organizational skills.
Proven ability to establish governance, processes, and standards in an evolving environment.
Preferred Qualifications
Experience building or transforming a Corporate Real Estate PMO or project delivery organization.
Experience supporting a large, geographically dispersed portfolio with office, operational, industrial, warehouse, and/or manufacturing environments.
Experience managing corporate real estate transactions in partnership with brokerage and legal teams.
Experience with project and portfolio management technology, dashboards, and reporting tools.
PMP, CCM, MCR, LEED, or similar professional certification is preferred.

The successful candidate will establish a disciplined, scalable, and transparent transaction and project delivery model that gives leadership clear visibility from initial real estate requirement through transaction, project delivery, and operational handoff.
This is an opportunity to build the Corporate Real Estate PMO from the ground up, establish how transactions and projects are executed across the portfolio, and create the standards and governance needed to improve speed, predictability, cost, quality, and business outcomes.
